While there is no law mandating a realtor be your realtor, finding one with enough experience is a wise decision if you want to find the right home in Florida for you.
When choosing a realtor, one of the most important things to ask about is their ethics. Florida is a buyer’s market now. There are homes for sale all over Florida. For this reason, realtors must work closely with sellers in order to pick homes that will be profitable. A Florida realtor who is unethical could scour through your property and make a decision about whether or not to purchase your home. In turn, this could mean losing a lot of money on the deal if you don’t know that the realtor is working with ethical buyers.
Another thing to ask about is whether or not the realtor has taken an ethics course. Florida does not require its agents to take ethics courses, but it is advisable to hire someone who is familiar with ethics so you can be sure that he or she is working with a moral code. Florida does not require you to purchase a house through a specific realtor in order to use their services. As long as you ask upfront if you have to pay a cut of the selling price (otherwise known as the fair market price) in order to use their service, you shouldn’t have any worries about ethics.
